Dorog Industrial Park - Development commercial plots for sale from 1000 sq.m
Dorog Industrial Park is physically located next to the intersection of the future R11 connecting expressway planned to the future M1 motorway.
The total area is 27 hectares. Out of this area we can establish parcels as needed.
Based on the ongoing HÉSZ amendment, the area is classified as a general economic area.
In Zones G-1 & G-2, the upper limit of area occupation is 50% and 50%, respectively. The minimum green surface shall be 25%. The maximum building height in Zone G-1 area is 15.5 meters, and in Zone G-2 area is 6 meters. The smallest plot size in Zone G-1 area is 3,000 m2 and in Zone G-2 area is 1,000 m2.
In the area the road connection, the internal road network, the sewage and rainwater collection network and public lighting have been established.
According to water permits, the network can meet the demand of 150 m3 / day water and 70 m3 / day wastewater. Should there be a higher demand than the above indicated it can be provided after consultation with the waterworks.
A 700 m3 concrete firewater reservoir (including two A-110 suction stubs) and six DN 100 aboveground hydrants are provided.
The current performance of the transformer in the area is: 250 kVA.
E.ON can provide the extra energy required for specific needs. The medium high-pressure natural gas pipeline passes the area; the gas receiving station faces the entrance. E.ON can provide the necessary gas supply on the basis of specific needs. Utilities are available in the park area, but their installation is the responsibility and cost of the buyer of the purchased plot.
Price of the land is: 16 EUR/m2 + VAT (the price may change in the function of the size intended to buy and the method of payment)
