The Limitless Park development is based on a green park concept.

As many solar panels as possible on the roofs of the buildings and parking lots to make the park as energy independent as possible and to generate the energy needed to charge electric cars with solar panels. The heating/cooling was designed and energy plans were prepared for a heat pump solution. We have designed green islands on the facades of the buildings that meet the garden, which are not glass, and a green roof on the roof of the office part, both of which help to create a more comfortable climate and thermal insulation inside the building. Rainwater would be recycled for irrigation, flushing toilets would be done from a borehole, and waste water would be treated locally in an ecological way, as we do not plan to generate industrial waste water and do not want polluting activities in the park. Mains water would be mains water, sewer capacity will be available by the time the buildings are completed, but this may not be necessary as the concept is to treat wastewater locally.

Location:

The properties are located at the intersection of the M1, M0 motorways and main road 1, next to the Premier Outlet, Vendel Park and BITEP Industrial Park, in the industrial area of Biatorbágy. The area is visible from the M1and M0 motorways. 

The plots are classified as commercial, service and economic area (GKSZ2 and GKSZ3-t).

The current industrial area is 18,2 Ha

In Phase I about 15 000m2 and in Phase II (the area is currently 13,3ha on one parcel) about 50 000m2 of buildings can be built.

The sites are located inland, with 30-40% buildability and a building height of 12.5m.

The land plots are currently accessible from Budaörsi Street, which will be connected to Buda Road (currently under construction), creating a direct link to the Vendel Industrial Park.

Utilities. Construction: April-June 2023 - sewerage under design. Pending the availability of the required capacity, an on-site biological sewage treatment system can be installed.
